When clients are loyal and when they are not

I have been a Real Estate agent for 9 years now. And I believe when you work as hard as you can for your clients you deserve there loyalty toward you. As a Realtor I go that extra mile and half to list and actively sell there property or search for the right home for them. To achieve there goals first. Not mine.

I had a couple here this past weekend. They where here 5 weeks ago looking to buy a second home. They found me through my website. This client searched all the listings he could find in my area for a single family home and in his price range and would ask me to check them out for him. Believe me I don't have a problem checking, I feel everyone who I work with, who is looking for a home or wants to list there home for sale with me, I want to go the extra mile for them. Because I feel privileged they are asking me to help them.

So this past weekend they were back and we did find a nice home for them to purchase. As of this writing we are in negotiations. And very close to closing the deal.

These clients were loyal to me and I appreciate them coming back to me, thanking me for all my hard work. Its not hard work, its how you want it to be. Yes as Realtors we do work hard at times like any other profession. We have our ups and downs. But it's OK. Our goal should always be to help our clients first. They are asking us for our help. So we also need to be loyal to them. Always answer the phone when they call or answer there e-mail when they write. It's not hard work and can be very enjoyable.In this profession it is great working with different people all the time. It dose not get dull.

2 years ago I had a couple from the West Coast of Florida come to my area in search for a new home.We found the right one but problem being they had to sell there other home first. They had a buyer for there home but the deal feel through. So they had to back out of buying a home here in Delray Beach. My client whose name is Dominick said to me Joe you are my agent and I will be back to you as soon as we sell our home on the West Coast. 2 years later they home was finally sold and they came back to me. We found the right home for them and I can say they are very happy. This is what makes this business great. These great people who I can call friends have made up for the clients who are not loyal.

Professional Teacher Artist Realtor

I have mentioned before I consider myself and I am sure all Realtors would called them self's Professionals.

As a professional I go to work everyday ready and dressed for business. I prepare myself to meet new and old clients whether they come into the office. or out of the office for a meeting. I am prepared to close a sale on a new home, get a listing agreement, get an offer on a new home for one of my clients.I am ready as a professional real estate agent doing something I love to do help clients and friends with all there real estate needs. And sometimes just being there to talk with them. My door is always opened. And everyday I show up ready to go.

I also consider myself an Artist. Being a restaurant owner and Chef I was always using my imagination to create a new dish for my menu. A dish that would make your taste buds explode and you craving more.So think about this. Have you ever looked at yourself as an artist. Think about this. You first make contact with you clients who are looking for a new home . They tell you what they are looking for, bedrooms, bathrooms, price range, pool, ocean view, condo, single family home. You go to you canvas, to us its the flat screen monitor, you search the MLS for what your clients have told you they wanted in a new home. You the artist, you are picking out your paints, your colors, the homes show your clients. You go out with your clients in search for that masterpiece, the home of there dreams. As you go from one home to another picking out the best features of each home you see, its like you are putting the beautiful colors to your canvas. Once you have found this perfect home for them and you are sitting at the closing table, all you have to do is sign your masterpiece. You the Artist. Maybe crazy, but its fun.

Now the Teacher. You have to educate your clients about this crazy market we have in this country today. Unlike anything I and I am sure most Realtors have ever seen before, with all the homes on the market, the short sales, the bank owned properties. We are selling in a different world. You as a teacher have to help them in making the right desissions, When you are showing homes you need to explain what is happening in the market today. The good, the bad and the ugly. I have seen in the last few months and for this time of the year here in Florida we have had an increase in buyers looking for great deals. Unaware of some of the problems with especially short sales, the length of time it could take and not get the approval of the sale because the offer is to low. People have the misconception that every home owner whose house in on the market is desperate to sell. Its not that way in most cases.

If I have a client and I have had, I do my best to tell them the right and wrong way to buy a house. I have to be the Teacher. I just hope they listen.

Helping Clients

For many years I was in the restaurant business. Started as a bartender then manager and I ended up owning my own restaurants and being  the chef. Now I call myself a chef because I can create great tasting dishes. I take pride in my work. And there is nothing better when a customer finishes there dinner and tells his or her friends about the great meal they had and can't wait to come back.

For me the real estate business is the same. I take pride in helping my customers whether they are new customer or previous customers, my goal is to be able to answer all there questions or help them find the right new home. As a professsional real estate agent I always answer my phone. And if I am on the line with someone I get back to then asap. They should never have to wait for me to get back to them.

As everyone knows our business in a referal buiness. And I for one love referals. That means you did your job in helping your customers.

Whether the real estate market is great or slow we still take pride in what we do.Keeping positive and upbeat is the way we should all live our lives.

Reasons to Buy A New Home

I just read an article on 3 reasons not to buy a new home now. By the time I finished reading the writer must have mentioned 20 reasons not to buy a home now or ever for that matter.

The only thing I agreed with was you should only buy a new home when you can afford it. This is true with anything you purchase. You need to know the expenses there are in owning a new home.

One of the things she mentioned was its good to rent. For the most part no extra expanses. That's true, but who benefits, the landlord who owns the property. You are helping him pay his mortgage and he is building equity in his property. Just like leasing a car you make payments for 3 years, driving a new car but at the end of the 3 years you would have paid  out a lot of money and you don't have a car.

So here is what I think, my own personal opinion whatever its worth. If you can afford it, buy a new home now. There are expenses in owing a new home. But the bottom line is that this home is yours.You should do it. Homes prices are low, mortgage rates are low. Now is a great time. But remember this is for the long term. You do get a $8,000 tax credit if you buy before Dec. 2009 and most people will get that credit. Plus you can get some tax deductions for interest payments. As I mentioned buying for the long term your property value will rise. You are building equity in your home not someone else.

With all the homes on the market and coming on the market because of bank owned, preforclosure and short sales, there are some great homes available. Remember good homes do not stay on the market very long. Please don't settle for a home in bad condition. I know you can find a good home at a good price

 We should never loss focus of the fact owning a new home is The American Dream. Think about this, you go to school. Most go to college, you meet that special someone, get married, have a bunch of kids and live in your first dream home. There is nothing wrong with that picture. Just make sure you can afford it. And if you can not afford to buy right now save. I know you can do it.
